How Often Should VCT Be Waxed? A Portland Maintenance Schedule
The most common question we get from Portland facility managers: how often does VCT actually need to be waxed? The honest answer is it depends — but not in a way that lets anyone dodge the question. Here are the variables that determine your schedule.
Traffic level is the main driver
VCT finish wears proportionally to the traffic on it. A quiet back-office hallway with 20 people per day will hold its finish for 18 months without issue. A school hallway with 400 students running through it daily may need attention in 8–10 months.
As a rule of thumb for Portland-area facilities:
- Very high traffic (retail, school hallways, clinic corridors): Full strip and wax every 12 months; scrub and recoat every 3 months
- High traffic (office common areas, restaurant dining, warehouse entry zones): Full strip and wax every 12–18 months; scrub and recoat every 4–6 months
- Medium traffic (private offices, storage corridors): Full strip and wax every 18–24 months; scrub and recoat once per year
Portland's wet season adds 1–2 months to the schedule
Portland's October–May rainy season accelerates wax breakdown. Soil tracked in from outside is more abrasive during wet months — the clay-heavy local soils carry more grit than coastal sand. We advise Portland clients to shift their maintenance cycle so a full strip or scrub-and-recoat lands before the rains start (August–September) and again at mid-season (January–February).
Buffing and burnishing extend the life of a wax job
Buffing (low-speed) and burnishing (high-speed) are maintenance steps that happen between full strip cycles. They restore shine by redistributing and re-hardening the existing finish. Regular burnishing can double the interval between scrub-and-recoat visits.
Many of our Portland clients on annual strip programs add monthly burnishing in their highest-traffic zones — entries, hallways, cafeterias. This keeps the floor looking maintained year-round without needing extra strip cycles.
Signs your schedule needs adjustment
If you're seeing these signs before your next scheduled service, move the timeline up:
- Dull or hazy finish that doesn't respond to mopping
- Yellowing or dark areas near entries or high-traffic aisles
- Visible wear patterns or scuffs that buff marks don't remove
- Finish peeling or lifting at seams
Building your schedule
The easiest approach: start with a full strip-and-wax and assess the floor. We can tell you after the initial job how quickly that floor will wear based on the tile condition, the traffic pattern, and what cleaning products are used in between. We'll give you a maintenance recommendation in writing.
